Chennai: Real estate watchdog sends 120 show cause notices

According to the official, of the 110 complaints, 70 complaints were against same promoter regarding delay in completion.

Chennai: By going hard on real estate promoters who missed the deadline for registering their ongoing projects with Tamil Nadu Real Estate Regulatory Authority (TNRERA), the new body formed by a central act has sent as many as 120 show cause notices to the errant promoters.

The regulatory body also received as many as 110 complaints against promoters delaying handing over of properties to customers, from its induction in June 2017, a TNRERA official said.

The official said that the central government had directed to issue show cause notices first before taking action on promoters, as the Real Estate Regulatory Act is new. “We sent show cause notices to 120 ongoing projects, which failed to register before the deadline that ended on June 31. After receiving replies, further actions will be taken accordingly”, the official, added.

According to the official, of the 110 complaints, 70 complaints were against same promoter regarding delay in completion. Another 20 complaints had been received against another promoter. Notices to these promoters had been sent and replies are awaited. “If the complainant gives satisfactory reply the cases will be closed, otherwise hearings will be conducted. Currently, hearings on two such cases are going on”, the official said.

It is learnt that TNRERA had collected '1 lakh penalty from a promoter for violating rules. A total of 223 ongoing and future projects have been registered with TNRERA and 165 real estate agents including four from Andaman and Nicobar Islands also registered themselves.

TNRERA, which has its jurisdiction extending to the UT of Andaman and Nicobar Islands, has failed so far to register promoters based in the UT. To help promoters and agents in the UT, TNRERA has appointed a country and town planner as nodal officer. “Nodal officers will collate the documents before sending them to Chennai office. We had conducted an awareness program in Port Blair last month explaining importance of registering with TNRERA. We registered three agents at the event”, the official added.
