MIG layout for middleclass near Yemmiganuru

Kurnool: The state government is developing a Jagananna Smart Township at Banavasi village close to Yemmiganuru in Kurnool district. It has allotted 110 acres of government land for developing a layout with plots ranging from 3–5 cents (one cent is equal to 48.5 square yards).

Andhra Pradesh Real Estate Regulatory Authority has approved the layout.

In all, there will be 1,106 plots of three different sizes. 447 plots will be of 3 cents, 460 of 4 cents and 199 of 5 cents. The state government will develop the necessary infrastructure at a cost of ₹64 crore, including parks, streetlights, drinking water facilities and other amenities.

A software application is being developed, which will be uploaded once the District Level Committee approves the price for a cent land.

District collector P. Koteswara Rao said people will have to apply for plots online. Allotment of plots will be through a lottery system.

Ten percent of plots in the layout will be reserved for government employees, who will also be extended a 20 per cent subsidy. An additional 5 per cent concession will be provided if the entire payment is made in one go. Five percent of the plots will be reserved for retired employees, a senior official disclosed.

A. Vijaya Kumar, a private employee residing in Krishna Nagar area of Kurnool, appreciated the government for developing the layout but said it is far away from Kurnool city limits.

There are hardly any vacant sites left in Kurnool. A cent of land on city outskirts costs between ₹10–15 lakh. The cost is about ₹3–4 lakh in areas 10–12 km away from the city.

At least 2.5–3.0 cents of land is required for constructing a house. Middle-class people are finding it difficult to acquire this much land near Kurnool city in view of skyrocketing prices. The Jagananna Smart Township could be a good choice for such people, with all amenities available at a much lower price.
