BDA planning cluster development along Peripheral Ring Road

Land losers to be made partners in project

BENGALURU: After repeated deliberations on giving life to the Peripheral Ring Road (PRR) project, which was in limbo for the last decade, the BDA has at least three options across its table and wants to choose the best one.

Speaking to Deccan Chronicle, BDA Engineer Member (EM) P. N. Nayak said that the BDA is weighing the options and would accept the best-suited model for both the land losers and BDA to make the project financially prudent. Civic evangelist V. Ravichandar has suggested the Ahmedabad and Amaravathi models to make the project viable. While debating on the options, the BDA has thought of cluster development with focus on real estate growth.

Cluster development is nothing but a township kind of activity depending upon the number of people, development in the area and projected development in the near future. Since the PRR connects Bengaluru International Airport and IT hubs at Whitefield and KR Puram, the cluster model is best suited, he said.

Land required for the cluster development would be identified and acquired by making land losers partners with the project. This would be a win- win situation for both the BDA and land losers. Further, the union government has given its assent on seeking Japan International Co-operation Agency (JICA) funding for the execution of the project sans land acquisition. The project is expected to cost about Rs 3,850 crore, Mr. Nayak explained.

The concept of mixes zone will also be explored. The township might have scope for residential, commercial and social infrastructure. Developing industries and location of work place improves the density of people, he added.

Major intersections along the PRR will be surveyed and land would be identified for acquisition by the BDA town planning wing along with the Town Planning Member, he said and added that the land acquisition ranges from 100 acres to 800 acres, depending upon the potential for the cluster growth.

The cluster growth will also help develop the PRR and would be easy to convince farmers to accept the portion of developed land in lieu of land acquired for the road project, concluded Mr. Nayak.
