Telangana: RERA Acts Against Unregistered Project

HYDERABAD: TGRERA has directed its secretary to initiate penalty proceedings against Maharshi’s Estates Pvt. Ltd for marketing and selling plots in its unregistered project ‘Maharshi Smart City’ at Rangapur in Rangareddy district.
The case was filed by Panuganti Satish Kumar, who said he agreed to buy a plot in January 2024 after paying an advance of ₹10 lakh. He alleged the developer failed to complete registration within 45 days and that two refund cheques issued were dishonoured.
During proceedings, RERA found the project had not been registered and no application submitted. The authority said the developer accepted money and executed sale agreements despite the lack of mandatory registration, violating Sections 3 and 4 of the Real Estate Act, 2016.
It held that the developer could face penalties under Sections 59 and 60 and directed initiation of proceedings within 30 days.
However, RERA dismissed the complainant’s case for non‑prosecution after he repeatedly failed to appear despite several opportunities.
