Hyderabad:The eagerly-awaited auction of 18.67 acre land at Raidurg by Telangana Industrial Infrastructure Corporation (TGIIC) is expected to fetch record prices for the state government.

The two plots — measuring 11 acres and 7.67 acres — will be auctioned on October 6, with real estate experts anticipating bids of up to Rs 150 crore per acre, far surpassing the base price of Rs 101 crore per acre. At this rate, the income from this auction is expected to be over Rs 2,500 crore.

The parcels, falling under the multiple-use zone, can be developed for commercial, residential, retail, hospitality, healthcare or entertainment purposes without any need for reclassification.

Industry experts say the demand surge from IT/ITeS, BFSI, manufacturing, healthcare and flexible workspace operators is fuelling investor interest.

Chief Minister A. Revanth Reddy has repeatedly outlined his ambition to transform Telangana into a $3-trillion economy under the ‘Telangana Rising Vision-2047’. Projects such as the Musi riverfront rejuvenation, ushering in a night economy and developing the Bharat Future City are part of this roadmap. Analysts believe such initiatives, coupled with shifting global dynamics like US visa restrictions, are likely to accelerate the offshoring of high-skilled work to hubs like Hyderabad.

According to JLL’s “Hyderabad – Commercial Market Overview” (September 2025), Hitec City accounted for over 54 per cent of office space absorption in the first half of 2025, with premium Grade-A properties recording below one per cent vacancy. Raidurg has emerged as the most sought-after micro-market for Global Capability Centres (GCCs) and large IT/ITeS occupiers.

The locality is also fast gaining residential prominence. Warm shell rentals have already crossed Rs 110 per square feet per month, while high-end residential projects command upwards of Rs 20,000-Rs 25,000 per square feet, reflecting intense office-led demand.

TGIIC officials say Raidurg’s skyline, dotted with landmark commercial towers and luxury apartments, symbolises Hyderabad’s growing stature as a global business destination and underscores why the upcoming auction is expected to set new benchmarks for land value in the city.
