Raidurg Land Parcels Up for Auction
Telangana puts two prime parcels on block as bids may cross record highs
Hyderabad: The state government has put two more prime land parcels in Raidurg on the block, with the Telangana Industrial Infrastructure Corporation (TGIIC) set to conduct e‑auctions on May 28 and June 1. The plots, measuring 6.29 acres and 5.09 acres, are expected to draw strong interest from developers given their location and multi‑use classification.
According to the auction notice, the 6.29‑acre parcel in Survey No. 83/1, measuring 30,452.61 sq. yd., will go under the hammer on May 28, while the 5.09‑acre parcel, measuring 24,672.28 sq. yd., will be auctioned on June 1. Both have been designated for multi‑use development, allowing residential, commercial, retail or hospitality projects without reclassification.
The upset price has been fixed at Rs 139 crore per acre, up from Rs 101 crore set during the October 2025 auctions. Officials said the government expects bids to touch Rs 200 crore per acre, surpassing the record of Rs 177 crore achieved last time.
TGIIC has set the pre‑bid earnest money deposit at Rs 10 crore. A pre‑bid meeting will be held at T‑Hub, Raidurg, on May 18. Registration and EMD payment deadlines are May 26 and May 29 respectively.
The October 2025 auctions in Raidurg generated Rs 3,155 crore from 18.67 acres, including a 7.67‑acre parcel that fetched Rs 177 crore per acre, bought by MSN Realty. A smaller 0.97‑acre plot auctioned in November 2025 sold for Rs 3.40 lakh per sq. yd., generating Rs 160 crore.
These sales far exceeded earlier benchmarks, including the 2017 auctions where prices hovered around Rs 42 crore per acre. Raidurg Knowledge City plots are prized for clear titles and unlimited FSI.
Beyond Raidurg, TGIIC has been monetising land elsewhere. On April 23, it auctioned 15.81 acres in Osmannagar, Sangareddy district, near the Financial District, raising Rs 768.36 crore. Rajapushpa Properties acquired a 10.09‑acre parcel for Rs 517 crore, while Brigade Enterprises bought 5.72 acres for Rs 251.36 crore.
