HYDRAA Secures Rs 600-Crore Govt Land in Banjara Hills

Agency secures lakefront land, restores park sites after clearing encroachments.

Hyderabad: HYDRAA has secured 3.63 acres of government land, worth over Rs 600 crore, adjacent to Banjara Lake on Road No. 13 in Banjara Hills.

The land, which was part of the Jubilee Hills Municipality layout developed during the Nizam era, remained an unallotted plot and was under litigation. Complaints were filed by the Banjara Hills Lake Protection Committee and residents through the Prajavani grievance platform, alleging attempts at encroachment and seeking protection of the site.

The complaint stated that neighbouring landowners had encroached upon the plot and that their heirs were contesting ownership in court. Residents also flagged that the area had become a dumping ground, affecting the lake's surroundings, and sought its development into a park.

HYDRAA officials conducted a joint inspection with other departments and erected fencing to prevent further encroachment while the case remains pending. Signboards detailing the dispute have also been installed at the site.

In a separate action, HYDRAA reclaimed an 800-square-yard park site in Venkatadrinagar, within the Mamilla village of Hayathnagar mandal in Rangareddy district. The layout, developed in 1975 across 7.20 acres with 118 plots, had earmarked the land for a park. However, it was later subdivided and sold.

Residents had objected to the sale, but the registration was completed, and a bank loan was obtained on the property. After the loan defaulted, the bank found that the land was designated as a park. Another individual later occupied the site after offering to settle the loan at a reduced amount and constructed precast walls.

A court verdict confirmed the land’s status as a park. Following complaints from residents through Prajavani, HYDRAA conducted a field inspection, removed the encroachments and restored the land. The agency fenced the site and installed boards identifying it as parkland. The reclaimed property is valued at around Rs 3 crore.

HYDRAA also reclaimed two park sites measuring 500 square yards each in Anaghapuri Colony, Boduppal mandal of Medchal-Malkajgiri district. The layout, developed in the 1980s across 16 acres with 240 plots, had earmarked these sites for parks but they were later converted into residential plots and encroached upon.

Following complaints on the grievance platform, HYDRAA verified the land use, demolished compound walls constructed on the sites and secured the area with fencing and signage. The total 1,000-square-yard land is estimated to be worth around Rs 6 crore. The actions are part of ongoing efforts to protect public land and restore designated open spaces.
