Actor and politician Nandamuri Balakrishna, the owners of Shabdalaya Studios and Bhavya Constructions have agreed to surrender portions of their properties to the Greater Hyderabad Municipal Corporation (GHMC) for road-widening works for facilitating one-way traffic movement around KBR Park.

According to GHMC officials, Balakrishna has agreed to part with 862.77 square yards of land at his residence near the Road No. 45 junction in Jubilee Hills. The proposed widening will affect more than half of one of the buildings on the property.

As a result, the actor will have to relocate from the house, where he has been staying for decades. The property was built in 1982 by Telugu Desam founder and former chief minister of undivided Andhra Pradesh N.T. Rama Rao.

Officials said Balakrishna had agreed to accept Transferable Development Rights (TDR) certificates instead of monetary compensation for the land.

The Road No. 45 junction is being widened to ease traffic congestion on routes connecting Banjara Hills and Jubilee Hills with the Durgam Cheruvu Cable Bridge, Knowledge City and other parts of Hitec City.

The GHMC also secured the cooperation of the owners of Shabdalaya Studios and Bhavya Constructions, whose properties are located near the junction at the KBR Park entrance. The junction serves as an entry point for the proposed one-way traffic system and handles vehicles travelling from Panjagutta and NFCL towards Jubilee Hills Check Post.

Land was required from the two properties to provide an unobstructed free-left turn and reduce congestion caused by vehicles turning towards different routes.

According to GHMC officials, land prices in the area range between `4 lakh and `5 lakh per square yard, making acquisition of properties along the proposed road-widening stretches a significant component of the project.

GHMC redesigns KBR Park junctions to improve one-way traffic flow

Hyderabad: The GHMC is taking up modifications at junctions around KBR Park, saying differences in junction sizes and improper alignment of connecting roads continued to cause minor problems.

Major modifications are being undertaken at the Agrasen Statue Junction and key rotary islands. Traffic islands and dividers are being installed at the Filmnagar and Road No. 45 junctions to regulate one-way traffic and facilitate safer lane changes.

Officials said all junction islands were being redesigned to suit a permanent one-way traffic system. The changes are intended to allow vehicles approaching KBR Park to move without unnecessary stops and make unobstructed left turns.

With the one-way system allowing vehicles to travel at higher speeds, the GHMC is also introducing safety measures for two-wheeler riders and pedestrians.

The construction of a 4.3-km bidirectional steel flyover from Jubilee Hills Checkpost to NFCL Junction is under way at an estimated cost of `1,090 crore. The junction modifications and safety measures are being implemented to improve traffic movement around KBR Park while accommodating the proposed permanent one-way system.
