APTDC Urges Private Firms To Execute Rushikonda Tourism Project

EOI invites firms to operate redeveloped complex and develop adjoining nine-acre site.

Visakhapatnam: The Andhra Pradesh Tourism Development Corporation envisions a role for private players in the lease, operation and maintenance of the redeveloped Rushikonda Building Complex and development of an adjoining nine-acre land parcel.

The tourism corporation is seeking expressions of interest (EoI) from such entities with a view to "strengthening the state’s tourism infrastructure through private participation while ensuring public access to coastal amenities."

It clarified that the EoI is a market consultation exercise and not a tender.

The Rushikonda property, spread over 9.8 acres, comprises five building blocks with a total built-up area of 13,542 square metres, along with landscaped areas, internal roads, pathways and parking facilities.

Two vacant land parcels of 1,200 square metres each are also available for future construction, with a potential built-up area of 4,800 square metres. This is subject to statutory approvals.

APTDC has proposed development of the adjoining nine-acre foothill site. Preliminary assessments are that around 1.25 acres can accommodate G+1 structures up to nine metres in height under Coastal Regulation Zone norms, subject to approvals from the state coastal zone management authority and other regulatory agencies.

The corporation said project proposals should incorporate public amenities such as promenades, viewing areas and cultural spaces to promote inclusive tourism development.

EoI, it said, is intended to assess investor interest, commercial viability and stakeholder feedback before the project is taken forward. Companies incorporated under the Companies Act, 2013, with hospitality or tourism infrastructure as their business objective and a positive net worth as on March 31, 2025, are eligible to participate.

Hard-copy submissions, along with an application fee of `25,000, must be submitted by July 10.

The project is expected to attract hotel chains, resort developers and other investors as part of the state's efforts to strengthen Visakhapatnam's tourism infrastructure while balancing commercial development with public access.
