Tribunal Upholds Buyer's Claim Against Viana Homes
The tribunal upheld RERA’s November 6, 2025, order in favour of K. Vijaya Lakshmi regarding Unit No. 45, measuring 1,000 sq ft on the fourth floor.

Hyderabad:The Telangana Real Estate Appellate Tribunal (TG REAT) has directed Viana Homes Pvt. Ltd to register a commercial unit in favour of a buyer at Poojitha Tech Park, Kokapet, and dismissed the company’s appeal.
The tribunal upheld RERA’s November 6, 2025, order in favour of K. Vijaya Lakshmi regarding Unit No. 45, measuring 1,000 sq ft on the fourth floor. Vijaya Lakshmi had entered into a sale agreement in October 2022 for ₹73.92 lakh, apart from corpus fund and GST, and later paid a total of ₹1.029 crore. The sale deed was not registered despite assurances of completion by July 2023.
Viana Homes alleged fabrication of the agreement, citing differences in witness signatures across copies filed in separate complaints. The tribunal rejected the claim, noting that the company’s managing director had earlier admitted to entering into the agreement. It held that substantive terms were identical and the differences did not establish fraud.
The tribunal directed Viana Homes to execute and register the sale deed. It also upheld RERA’s order against Sikha Balaraju, managing director of Infy Projects, who had acknowledged receipt of ₹29,02,100 excess consideration. He was ordered to refund the amount with 10.75% annual interest. The tribunal restrained him from acting as an unregistered real estate agent.
