TGIIC Earns Rs 2,529 Crore for 11.38 Acres in Raidurg

Officials said this was the highest land price recorded in the region and in South India.

Hyderabad:The Telangana Industrial Infrastructure Corporation (TGIIC) has generated Rs 2,529 crore through two e-auctions of 11.38 acres of multi-use land in Raidurg, officials said. In the latest auction on Monday, a 5.09-acre land parcel fetched Rs 204 crore per acre, a 46.8 per cent increase over the reserve price of `139 crore per acre. Vamsiram Builders & Developers secured the plot for Rs 1,038.36 crore.

Earlier, a 6.29-acre parcel in Raidurg Panmaktha was auctioned for Rs 237 crore per acre, marking a 70.5 per cent rise over its reserve price. Gowra Ventures Pvt. Ltd. was the successful bidder. Officials said this was the highest land price recorded in the region and in South India.

Officials attributed the variation in pricing to location and plot configuration. The 6.29-acre parcel was located on the main road with a near-rectangular layout, while the 5.09-acre parcel was located in a slightly interior area and was irregular in shape.

Together, the auctions achieved an average realisation of `222 crore per acre, reflecting a 60 per cent increase over the base price and a 42 per cent rise compared to the 2025 average of Rs 156 crore per acre.

TGIIC said both auctions saw competitive bidding from national developers, with total transaction value reaching nearly `2,529 crore. It noted that typical bid premiums range between 30 and 50 per cent above the reserve price, while these auctions recorded a 60 per cent increase due to the prime location and multi-use classification.

The auctions were conducted on the MSTC platform, with JLL acting as transaction adviser.

These results position Hyderabad decisively among India’s premier investment destinations,” said K. Shashanka, vice-chairman and managing director of TGIIC.

“The remarkable success of these consecutive Raidurg auctions speaks volumes about the confidence and conviction that the developer community places in Telangana’s future,” he added.

TGIIC said the outcomes reflect increased competition among developers and sustained investor interest in Hyderabad’s real estate market, driven by infrastructure-led growth.
