Jayathri Infra Told to Refund Rs 11 Lakh

The regulatory authority issued orders after they found that the builder had failed to complete the project and hand over possession as promised.

Hyderabad:TG RERA ordered Jayathri Infrastructure India Pvt. Ltd to refund Rs 11 lakh with interest to a buyer who invested in a commercial space in the company's “Western Galaxy” project at Gopanpally.The regulatory authority issued orders after they found that the builder had failed to complete the project and hand over possession as promised.

The complainant, Kolimala Rupa Chandrika from Visakhapatnam, had entered into a memorandum of understanding (MoU) with the company in June 2021 to purchase a 200-square-foot commercial unit. She paid the Rs 11 lakh after being assured that the space would be ready by December 2024.

According to the complaint, the builder had agreed to compensate buyers with Rs 50 per square foot per month in case of delays. However, even after the promised deadline, the project remained incomplete and possession was not handed over. The buyer also told the authority that attempts to contact the developer were unsuccessful. The company's office was reportedly found closed, while the phone number provided by the builder was no longer functioning.

During the hearing, the developer failed to appear before the authority despite receiving notices. RERA noted that more than 20 complaints had already been filed against the same builder in connection with the Western Galaxy project, and inspections carried out through the Engineering Staff College of India (ESCI) found that the project site remained vacant and showed no signs of construction activity.

In 2025, the Enforcement Directorate (ED) arrested Kakarla Srinivas, managing director of Jayathri Infrastructures, in connection with an alleged `300 crore pre-launch scam. ED stated that multiple FIRs were registered with the Cyberabad police against Srinivas and Jayathri Infrastructures, and investigations revealed that the total proceeds of crime (POC) of `61 crore was generated by Srinivas.
