RERA Takes Action Against Defaulting Builders

Despite paying the full amount and getting the sale deeds registered, he alleged that the developer failed to deliver the promised infrastructure: Reports

HYDERABAD: In a series of orders passed between July 28 and July 30, Real Estate Regulatory Authority (RERA) has directed Green Space Properties to complete its layout project at Bhagiratha in Medak within 40 days, pay a penalty of ₹3.37 lakh and register with RERA and halt any further marketing or sales until registration is granted, after finding the company guilty of delay and non-compliance with legal norms.

The complainant had purchased 10 plots in the DTCP-approved project between July 2021 and February 2022. Despite paying the full amount and getting the sale deeds registered, he alleged that the developer failed to deliver the promised infrastructure. The developer claimed that delays were caused by local objections over two temples in the layout and that work was now nearly complete, with only electrical installations pending. They promised to finish all work by August 15.

In another case, RERA has directed RR Builders to carry out pending repair works at the Village Pointe Apartments in Alkapur Township, Manikonda following complaints from the resident’s association about multiple structural issues about water leakages, seepages, cracks in the building and unfulfilled promises such as the installation of rainwater harvesting pits.

Meanwhile, Jayathri Infrastructures India Pvt Ltd was directed to refund ₹11.25 lakh along with 10.8% annual interest to a buyer who invested in Western Galaxy project at Gopanpally, but never received possession.

In another case, RERA ordered Krithika Infra Developers to refund ₹39.83 lakh each, with 8.8% annual interest to two homebuyers who were sold flats in an unregistered project, Sheshadri’s Silver Oak, in Boduppal. The buyers had paid the full amount but construction never began.
