RERA Orders Orchid Edifice to Fix Issues
Residents cite cracks, seepage, faulty plumbing; builder held partly responsible

Hyderabad: The Telangana Real Estate Regulatory Authority (RERA) has ordered builder Erusu Praneet Reddy to fix issues raised by the residents of the Orchid Edifice apartments.
According to a complaint filed by the residents of Orchid Edifice, the building had serious issues such as cracks in the walls and ceilings, exposed electrical wires, faulty drainage and water seepage. They also complained about poorly constructed driveways and ramps that could cause accidents, along with complaints about low quality plumbing and electrical fittings. They claimed that these problems were not due to regular wear and tear, but because of construction defects.
The residents said that they had reported these issues several times and demanded that the builder take responsibility to fix them. They argued that these problems existed even before they moved in and were never properly addressed by the builder.
In his response, the builder said he gave the homes in good condition and blamed the residents for not taking care of them. He also said that some residents made changes inside their flats, which may have caused these problems.
After hearing both sides, the RERA found that the builder had to take the responsibility for some defects and fix them. These include repairing the drainage system, sealing cracks on the terrace and adjusting toilet heights.
