RERA Fines JB Infra Rs.2 L for Project Advertisements
RERA has directed Prathima Infrastructures Limited to register its Pristine Estates project within 30 days and stop selling or advertising villas until then.

Hyderabad: The Telangana Real Estate Regulatory Authority (TGRERA) has imposed a penalty of Rs.2 lakh on Vijay’s JB Infra Group for advertising and marketing its Terra Green Hills project at Tupranpet without mandatory registration under RERA. The authority had taken up the case suo motu. The authority directed the developer to not further advertise sell or book plots in the project unless it was registered under RERA.
It sent had showcause notices to the promoter in December 2024 and January 2025, but the promoter did not appear before the authority. Later, a reply was submitted stating that the layout was approved previously by the planning authority and that it was being developed on an as-is-where is basis with no new plots added or major changes made. The promoter argued that because it was an old layout, the project was not required to be registered under RERA.
The authority found that the brochures misleadingly claimed that the project was registered with RERA. Additionally, the promoter had plans to build amenities like a clubhouse and swimming pool and was actively marketing the plots, which brought the project under RERA’s purview.

RERA has directed Prathima Infrastructures Limited to register its Pristine Estates project within 30 days and stop selling or advertising villas until then. The builder must also issue occupancy certificates for all finished villas, hand over common areas to a legally recognised owners association and transfer the maintenance fund collected from buyers with interest to the association within 30 days of handing over maintenance.
If they don’t follow these directions, they could face penalties under RERA rules, the authority ruled. The order was based on a complaint filed by a group of villa owners from the Pristine Estates accusing the builder of failing to complete the villas and provide the promised amenities and occupancy certificates.
The complainants, represented by the Pristine Estate Villa Owners Maintenance Mutually Aided Co-operative Society, said that only a small portion of the villas have been built so far. According to the complaint, the project began construction under a now-expired permit and has not received a completion certificate.
The builder denied the allegations and argued that the project did not fall under RERA and that it had received building permissions before the regulations came into force. It said the owners association was formed without the consent of all villa owners.
Plaint on Legends Chimes closed, probe on
RERA closed a complaint filed by two villa owners from the Legends Chimes in Kokapet, after they said they had settled their issues with the builder, Bricmor TechPark LLP, and were happy with the solution. They had alleged that the builder was not following RERA rules. While closing the case, RERA made it clear that even though the dispute was settled, the investigation into the statutory violations would continue.
