RERA Directs Balaji Constructions To Complete Pending Works
The order followed a complaint filed by the Balaji Elegancia Villa Owners Mutually Aided Co-Operative Maintenance Society Limited, representing residents who alleged that promised premium amenities were not delivered despite purchase agreements and marketing commitments.

Hyderabad: The Telangana Real Estate Regulatory Authority (TGRERA) has directed Balaji Constructions to complete all pending infrastructure and common amenities in its ‘Balaji Elegancia’ villa project in Kompally within 60 days, warning of penal action against the promoter under Section 63 of the Act for non-compliance.
The order followed a complaint filed by the Balaji Elegancia Villa Owners Mutually Aided Co-Operative Maintenance Society Limited, representing residents who alleged that promised premium amenities were not delivered despite purchase agreements and marketing commitments. The commitments included a functional clubhouse, sewage and water treatment plants, 100 per cent power backup and security installations.
TGRERA commissioned a third-party inspection by the Engineering Staff College of India (ESCI) to assess the project status. The inspection found that while several villa units were occupied, key civic amenities and recreational facilities remained incomplete beyond the statutory completion deadline of September 1, 2024.
Based on the findings, the TGRERA held that once more than two-thirds of project units are occupied, the developer has a non-negotiable obligation to deliver all promised amenities and infrastructure.
TGRERA directed the developer to complete all pending works within the timelines previously committed before the ESCI panel. For works where deadlines have already lapsed, the TGRERA granted a final 60-day period from the date of the order to complete execution, failing which action will be initiated under the Act.
