FCDA to Begin Operations From June in Future City

New city near Hyderabad to get own authority, focus on industries and high-rises

Hyderabad: The Future City Development Authority (FCDA), established for the construction of Fourth City on the city outskirts in Rangareddy district, will commence operations from June, official sources said on Tuesday. Established by the state government in March, FCDA will serve as the sole authority to approve building layouts and infrastructure development within the Future City limits.

Future City is the brainchild of Chief Minister A. Revanth Reddy, who announced the initiative as Telangana's "Fourth City" after Hyderabad, Secunderabad, and Cyberabad. Located along the Srisailam Highway, Future City is expected to drive the next wave of urban and industrial expansion.

The Cabinet gave its approval to establish the FCDA in a meeting held on March 7, and a government order (GO) creating FCDA was issued on March 12. The authority will be chaired by Revanth Reddy himself and include 11 senior officials from various departments, forming a high-powered decision-making body.

Despite the swift establishment, the FCDA has remained non-functional for over two months, leading to confusion and delays in real estate and development projects in the region. The appointment of K. Shashaka, a 2013 batch IAS officer, as the first commissioner on April 28 marked a turning point, with the state government now focusing on operationalising the authority.

Until March, building and layout approvals within the Future City limits were granted by the Hyderabad Metropolitan Development Authority (HMDA) and respective local bodies. However, the state government merged several surrounding urban and rural local bodies into the FCDA to facilitate planned, seamless and centralised development, effectively halting all new approvals during the transition period.

This lack of clarity caused uncertainty among real estate developers and landowners, stalling major projects and industrial proposals. Sources said that going forward, all permissions related to layout approvals, land allotments to industries, IT and healthcare projects will be handled by FCDA. The authority is expected to give priority to high-rise buildings and offer special incentives to multinational companies interested in establishing infrastructure in Future City.

Future City will cover 56 revenue villages in the mandals of Amangal, Ibrahimpatnam, Kadthal, Kandukur, Maheshwaram, Yacharam and Manchala.

Its proximity to the Shamshabad airport and strategic corridors like the Srisailam and Nagarjunasagar highways makes it a focal point for future development.

FCDA's tasks include integrated planning, multimodal connectivity including Metro and radial roads, state-of-the-art urban amenities and the development of economic and industrial clusters.

Key projects in Future City include the Young India Skill University, AI City and an education hub.
