Bhuvan Teza Told To Refund Buyer’s Money

When buyers sought refunds or updates, the company allegedly ignored their appeals and, in some cases, attempted to intimidate them.

Hyderabad: The Telangana Real Estate Regulatory Authority (TGRERA) has directed BhuvanTeza Infra Projects Pvt. Ltd. to refund buyers' money with interest for violating real estate norms and misleading homebuyers. The developer had launched a residential venture, Happy Homes-1, without securing mandatory approvals or registering the project under RERA.

Between 2020 and 2023, the company actively promoted the project, claiming that all legal permissions were in place. Based on these assurances, several buyers invested substantial amounts. However, the developer neither initiated construction nor obtained the required permissions.

When buyers sought refunds or updates, the company allegedly ignored their appeals and, in some cases, attempted to intimidate them. Multiple complaints were subsequently filed with TGRERA, which found the developer in clear violation of provisions under the Real Estate (Regulation and Development) Act, 2016.

After examining the evidence, the authority declared BhuvanTeza Infra Projects a defaulter and ordered a full refund to affected buyers along with applicable interest. The company has also been barred from advertising or promoting the project further until it complies with all legal requirements.
