Hyderabad:The Bhu Bharati portal officially went live on Tuesday morning, marking a major shift in land record management. The portal was launched on Monday night by Chief Minister A. Revanth Reddy, replacing the Dharani portal introduced under the BRS regime in October 2020. The Dharani portal has been deactivated.
On its first day, the Bhu Bharati portal witnessed a surge in user activity as citizens rushed to access land-related information and services. The platform provides online access to RoR-1B and Pahani details, facilitates online applications for mutation and encumbrance certificates, and allows scheduling of slots for property registrations.
The portal also enables citizens to check land details, track application status and request corrections to records. A structured grievance redressal mechanism has been embedded within the system, identifying competent authorities for various types of land corrections — from digital signature issues to changes in land extent, nature, or ownership details.
According to the new system revenue divisional officers (RDOs) will handle rectifications for land valued below ₹5 lakh, district collectors are responsible for approving corrections for land valued ₹5 lakhs and above.
Complex changes such as converting “Notional Khata to Patta,” exclusion from prohibitory land list, and corrections to the “nature of property” will also fall under the jurisdiction of the collectors.
In cases where citizens are not satisfied with decisions, the new Bhu Bharati Act offers a tiered appeal process. First and second appeals can be filed in accordance with timelines set under the new Telangana Bhu Bharati Act, 2025. Depending on the nature of the case, appeals can be escalated to the RDO, collector, or even the land tribunal.
The new Act ensures accountability by clearly assigning roles to responsible officers and setting time limits for each correction type.
Bhu Bharati Act and portal are expected to significantly reduce land disputes and enhance transparency in land dealings. By centralising data and offering citizen-centric services, the government aims to curb corruption and streamline service delivery. Citizens can log in to the new portal, verify their land records, and report any discrepancies with proper documentation.
