Including Tirupati’s Oberoi, State Cabinet Clears 4 Hospitality Projects in AP
Government said these approvals would strengthen premium tourism infrastructure and attract more private investments into the hospitality sector.

TIRUPATI: After months of uncertainty over the Oberoi Villas project in Tirupati, the Andhra Pradesh Cabinet has approved a new land parcel for the luxury resort, apart from green signalling three other major hospitality projects in Tirupati, Visakhapatnam and Bapatla.
Government said these approvals would strengthen premium tourism infrastructure and attract more private investments into the hospitality sector.
Collectively, the proposals cleared are expected to bring in ₹784.39 crore in investments and generate more than 4,300 direct and indirect jobs.Initially, Hindu organisations opposed the Oberoi project proposed by Mumtaz Hotels Limited. Sections within the TTD administration also objected to its location near Alipiri. The Telugu Desam-led coalition government that came to power cancelled this land parcel allotted for the Oberoi hotel by the previous YSRC government.
Following this, promoters reconstituted the company as Swara Hotels Limited and submitted a revised proposal seeking an alternative site.
Acting on the fresh submission, the AP Cabinet has allotted to the group 20 acres in Tirupati Rural with full stamp duty and registration exemption. The ₹250 crore Oberoi Villas project will feature 100 luxury villas for accommodating devotees and create an estimated 1,500 jobs.
The second project that the Cabinet has approved is Naandi Hotels’ Hilton Garden Inn at Akkarampalli in Tirupati. Planned on 0.88 acres, the four-star facility will offer premium rooms, banquet halls and an all-day dining restaurant. It will generate 222 direct and 400 indirect jobs. The approved incentives include a ₹10 crore capital subsidy, SGST reimbursement for 10 years and full stamp duty exemption.
The other two projects are in Visakhapatnam. PVR Hospitalities will establish a Hyatt-branded five-star hotel on three acres at Yendada on a 66+33-year lease. With an investment of ₹225.30 crore, the project will generate 239 direct and 1,000 indirect jobs. It will include a convention centre with a 1,000-delegate capacity. The state cabinet has approved ₹10 crore capital subsidy, 100 per cent net SGST reimbursement for 10 years, full stamp duty exemption and industrial electricity tariff benefits for the project.
The second project approved in Visakhapatnam is of Meglan Leisures and Entertainment. It will set up a five-star Hilton hotel and convention centre at Madhuravada. The ₹348.12 crore project will come up on five acres of leased land and is expected to create 700 direct and 1,000 informal jobs. Its convention centre, with a capacity of over 2,000, will be among the largest MICE venues in the city. The government has sanctioned ₹25 crore capital subsidy, net SGST reimbursement for 12 years and lease and utility concessions.
The AP Cabinet has further approved ₹6.13 crore capital subsidy, SGST reimbursement for 10 years, and mortgage-related stamp duty exemptions for the Yanganti Estates’ Radisson Resorts at Pandurangapuram beach in Bapatla, which Chief Minister N. Chandrababu Naidu inaugurated in September. The Radisson project is spread across 10.75 acres, with a 1,000-seat open convention area, three banquet halls with 800 capacity each, and a beach restaurant, spa and swimming pool.
