Survey for new Thiruvananthapuram masterplan

Order offers ease in land-use patterns.

Thiruvananthapuram: The socio-economic survey, which will help prepare Thiruvananthapuram’s masterplan, will start in September. The interim development order, which lifts some of the restrictions imposed by the previous draft masterplan, is still in the making. It had come up for discussion at a meeting on the masterplan convened by LSGD Minister K.T. Jaleel. Mayor V.K. Pra.santh was also present. The order offers relaxation in land-use patterns, especially in ‘green-to-planned development areas’.

The initial draft had disallowed construction in these green zones. This had provoked protests especially in Kazhakkoottam and Kattayikkonam wards. Following the protests, there was consensus among various politicial parties that many of the areas were identified as green zones based on an outdated map. These areas had become residential zones over the years. Finally, the LSGD Department decided to scrap the existing draft, and create a new one. As per the interim order, in land up to three cents, residential buildings following Kerala Municipality Buildings Rules can be built.

If the land area is between 3 cents and 10 cents, the total built up area can be up to 450 square metres, of which up to 150 sq metres can be for commercial purposes. Between 10 cents and 25 cents, the built up area can be 600 square metres, of which 200 square metres can be for commercial purposes. Between 25 and 62.5 cents, the built up area can occupy 50 per cent of the plot. The need for an accurate map with the correct land-use pattern was stressed once again at the meeting. A map using satellite images will be prepared, before an on-ground survey to verify the existing land use patterns can be done.
