BDA to promote luxury villas

The BDA has already floated tenders for 4 BHK villas and will soon be scrutinizing the same to shortlist the successful bidder.

Bengaluru: After tasting success in the sale of apartments and 2 and 3 BHK villas, the BDA has now set sights on selling 4BHK villas and give private players a run for their money.

The new villas are estimated to cost Rs 75 lakh and getting a loan would be easy as it is a BDA project. It will also be free from litigations and hence there is a huge demand.

The BDA has already floated tenders for 4 BHK villas and will soon be scrutinizing the same to shortlist the successful bidder. The bidders technical and financial strength would also be evaluated, BDA sources said.

The subject would be placed before the BDA board for approval and sent to the government. After approval the BDA would complete the project in two years from the date of commissioning of the project.

The BDA has already identified the land at Hunigere at Dasanapura Hobli off Tumakuru Road. As many as 30 acres of land has been identified for construction of 375 villas. The built up area would be 2,200 square feet and carpet area would be 1,950 sq. ft, sources added.

Each villa will have a separate compound and duplex villa with four bedrooms and importance would be accorded for rain water harvesting, solar power and other green initiatives.

Parking facilities would be available for two cars and a mini garden will be planned right in front of the villa or at the courtyard, sources explained.

Club house and swimming pool facility would be available to the villa owners.

A senior official said the BDA has taken up 4 BHK project for the first time. The villas will have all the facilities and be free from any litigation and hence a it will be a good bet.

It may be recalled that since acquiring land was a challenging task due to increased land value, the BDA now plans to do away with forming layouts. It also plans to go for vertical growth.
