GHMC at the receiving end as tenants pay low rents

The original tenants have sub-let the premises while some shops, which belong to the government, have been sold by the occupants.

Hyderabad: Sixteen commercial complexes of the civic bodies are in a bad shape. The mulgies generate Rs 7.65 crore per year as rent for the GHMC. The rents have not been increased over the years and many of the buildings are in a state of neglect.

The commercial complexes include Hari Hara Kala Bhavan, Khairatabad complex, Putli Bowli old stall, GHMC head office, bus depot mulgies and the Abids complex. The rent accruing from them amounts to Rs 64 lakh per month, but most of them require repairs. The original tenants have sub-let the premises while some shops, which belong to the government, have been sold. GHMC is the main authority to take over the total carpet area of 2.59 lakh square feet.
An officer from GHMC’s estate wing said, “There is no maintenance of these mulgies and most of them are in very bad shape. The original tenants sub-let the shops and the current tenants too have rented them out. Thus, most shops are run by fifth or sixth tenants. In some cases, the original tenants have sold the shops.”

He said a number of court cases have been filed by the tenants which are not being contested by the GHMC. “What is needed is maintenance and to ensure that rent as per market rate is collected. All court cases should be cleared in a special drive.” On the structural stability of these old commercial buildings, Hyderabad Mayor Bonthu Rammohan said that a committee comprising civil engineers “is to be constituted to check the structural stability and to recommend safety measures for the old buildings. Experts from Osmania and JNTU Universities will inspect these buildings.”
