Hyderabad: Tech angle boosts rental rates

The rent is higher for gated communities and apartments close to the flyover connecting Hitec City.

Hyderabad: Rents in Kukatpally are high due to its proximity to Hitec City and they will continue to go higher, say experts. It has one of highest density of apartments in the city and is one of the most sought-after residential areas despite problems like congestion and water scarcity.

The rent for a single bedroom apartment is Rs 8,000 to Rs 12,000, and for 2BHK it is Rs 15,000 to Rs 20,000 excluding maintenance. The rent is higher for gated communities and apartments close to the flyover connecting Hitec City.

Some of the aspects that boost rentals here are easy access to the IT hub, seamless connectivity, less commuting time, the number of movie theatres, eateries, shopping malls and educational institutions.

The Kukatpally Housing Board (KPHB) is the oldest and largest residential and commercial colony in India and has the highest population density in Telangana. Mr Naveen Reddy of Kukatpally said, “The flyover connectivity and proximity to the IT hub has made Kukatpally the best choice for the young IT crowd.”

Mr Ganesh Vardhan, a real estate consultant added, “Also, those studying at JNTU and other educational institutions raise the demand. Once the Metro rail’s JNTU corridor is completed, the rentals will see a further rise. Kukatpally is likely to experience an appreciation in price of 25 to 30 per cent in the near future.”

The area also has sufficient state transport facilities to other major parts of the city in addition to Hitec City and Hafeezpet MMTS stations. “Along with family accommodations, there are also a lot of PG accommodations available in Kukatpally, even girls’ and boys’ hostels are expensive. A room with food will work up to Rs 8000 to Rs 10,000,” said Ms K. Neha, a student.
