HMDA to pool 440 acres under Land Pooling Scheme
Hyderabad: The Hyderabad Metropolitan Development Authority (HMDA) has pooled 189 acres of land at Pratap Singaram under the Land Pooling Scheme (LPS). Earlier, farmers have given consent to develop 200 acres and recently several of them given consent to develop additional 240 acres. An HMDA official said that the authority has already issued notification to pool 200 acres and a separate notification will be issued very shortly to pool and develop additional 240 acres.
According to the official, the HMDA would conduct a survey on title deeds to ensure there are no legal disputes and that the land does not belong to the government. To work out the ratio in which the farmers will be allotted developed plots, the book value of the lands as per the sub-registrar's office will be doubled and adjusted against the cost of development incurred by the HMDA, subject to a minimum of 30 per cent of developed area to be handed over to the beneficiary.
A senior official said that if this experiment works, the HMDA will pool 1,000 acres of land in Korremula, Gowrelli and Nacharam. "Under the LPS scheme, the HMDA would develop plots in 2,800 square yards per acre and the remaining area would be used to provide amenities like, roads, water, electricity and sewerage. Once the regional ring road is completed, the land value would increase," he said.
