Realtors trick HMDA on LRS

HMDA has identified such deceptive tricks during examination of applications of the LRS.

Hyderabad: People are using different tricks to get their lands legalised in the state capital region.

Hyderabad Metropolitan Development Authority (HMDA) has given realtors who made layouts without taking the required permissions from the urban body, and individuals who bought plots in such ventures, a chance to regularise their lands to prove their claims under the Layout Regularisation Scheme (LRS).

HMDA has identified such deceptive tricks during examination of applications of the LRS. The lay-out plans of already sold-out ventures are being changed so that even open spaces like parks and playgrounds can be regularised.

It may be recalled that the urban body introduced the regularisation scheme only to regularise patta lands. In any layout, one needs to earmark some percentage of the area for park, playground, open space, roads, overhead tanks, sump, transformer etc. Faulty layout plans are being made to get these vacant areas regularised so that they can be sold at high prices later.

The urban body is also getting regularisation applications for lands that are under legal dispute or falling in master plan routes. Attempts are also being made to regularise building on forest lands, prohibited lands, assigned lands, endowment lands, urban land ceiling lands, shikam lands (that lie in the catchment area of water bodies), and notary lands etc.

According to HMDA officials, applicants were informed about the various shortcomings pertaining to their land ownership and were given one month's time to submit additional documents to back their claims. Of the 1.75 lakh applications received for LRS, more than 50 per cent did not have required documents. Nearly 25,000 applications have been rejected by the urban body and the number might increase.
