GHMC changes building rules after Sunday blaze

The corporation has made it mandatory to mortgage 10 per cent of the building.

Hyderabad: Following the fire incident at Sitarambagh-Karwan, the GHMC has made certain amendments in building rules. The corporation has made it mandatory to mortgage 10 per cent of the building and obtain occupancy certificate for structures below 200 square meters.

According to the municipal authorities, some owners in order to avoid mortgage clause, are sub-dividing the plots into below 200 square meters area and obtaining permissions. As there is no mortgage or occupancy certificate for 200 sq.mts, applicants are making unauthorised constructions. Therefore it is suggested that making 10 per cent mortgage and obtaining occupancy certificate be made mandatory for all buildings.

However, in order to avoid hardship to the public, the obtaining of occupancy certificates for plots of area below 200 sq.mt and of height below 7 mt, has been made simple by authorising architects to issue occupancy certificate if the building is constructed as per sanctioned plan.

Post the fire incident the GHMC has decided to form multidisciplinary teams consisting of Assistant City Planner (ACPs), Assistant Medical Officer, Health and Fire Officer to identify the buildings being used illegally as godowns and issue notice through Deputy Commissioner covering town planning, health and fire officials for removal and take further action for demolition or sealing. ACPs will identify the areas where major commercial activities are going on and commercial complexes where cellars are being used unauthorisedly for godown purposes.
