Lodha Bellezza wall declared illegal

This order will benefit residents of Meridian as they will now get to use the civic facilities of Bellezza.

Hyderabad: In a big blow to residents of Lodha Bellezza, located at Kukatpally, the GMC has issued an order calling the wall between Meridian and Bellezza, two gated community ventures of the Lodha group, illegal. This order will benefit residents of Meridian as they will now get to use the civic facilities of Bellezza.

As reported in this paper earlier, there was a dispute between the residents of the two housing complexes regarding the wall. The corporation held two hearings in the matter and has concluded that the wall separating the two ventures is in deviation of the sanction plan approved by GHMC.

Mr Kalyan Reddy, secretary of Bellezza, said, “We have been cheated by the builder. We will explore all options to get justice.”

The order said, ‘As per the orders of the High Court and after careful examination of the matter, the representation submitted by the Lodha group and Bellezza Apartment Welfare Association are disposed of stating that the construction of compound wall is treated as unauthorised, as it is in deviation to sanctioned plan, building rules, and in violation of fire NOC, and further course of action will be initiated with due process of law.’ The GHMC looked into the fire safety aspect and said that the wall is in violation of the fire NOC issued by the director general fire services. The GHMC order also said that the builder had made separate agreements with Bellezza and Meridian apartment purchasers, showing the project in two separate parts, “whereas he obtained permission from GHMC for a single project.”

The dispute between residents of the two ventures surfaced after GHMC issued a notice to demolish the compound wall that separates the two properties.

The argument of Belleza residents was that the Lodha Group had made changes to the layout of Bellezza and Meridian projects, and increased the number of flats in Meridian. This alarmed the apartment owners of Bellezza. A compromise was reached with the builder, who agreed to create a clear separation between Lodha Bellezza and Lodha Meridian by putting up a boundary wall between the two properties. But the Meridian residents demanded that the wall be demolished so that they could use the facilities promised by the builder.
