Tamil Nadu: Regularisation charges for unapproved plots slashed
Chennai: In a boost to the real estate sector and to address the issues related to Open Space Reserve land the state on Thursday announced that it will waive a major share of the penalty imposed on unapproved plots.
A press statement from the secretariat said that the state cabinet led by Chief Minister Edappadi K. Palanisami took the decision to regularise the unapproved plots coming under corporation and municipal areas under an ongoing amnesty scheme.
As per the decision both the penalty and the regularisation fee will come down. In a related development the state government in May announced regularisation for buildings with minor violations in Chennai and suburban areas but due to poor response this window period was also extended by another six months on Wednesday.
According to Chennai Metropolitan Development Authority sources the landowners were paying development charges depending on the location of the plot and in case of bigger plots, 10 per cent of the land has to be surrendered to the local bodies. But now the cabinet has done away with levy of Open Space Reservation (OSR) charges.
The government in its order also said that no plot or layout in part or whole, which is located in public water body like channel, canal, tank, lake, river shall be eligible for regularisation. Similarly layouts in government poramboke land and layouts developed in Open space reservation (OSR) land, park or playfield will not be considered for regularisation.
