Hyderabad: Layout Regularisation Scheme holds key to construction

Hyderabad: Property owners, whose LRS (Layout Regularisation Scheme) applications have been rejected will lose the chance to build concrete structures on their land. The title of the land, however, may remain with them depending upon nature of the land.

According to K. Purshotham Reddy, director (planning), applicants whose land is in green zone cannot take up constructions but they can do farming on their lands. LRS applications of such lands will be rejected, but they still have the ownership of that land.

“In case the land is found to be government land then the individual has no authority despite him claiming innocence or getting duped by realtors, from whom they bought the property. Not only his LRS application will be rejected, even lands in that particular lay-out will be taken over by the government. If the applicant’s land falls in master plan route, then LRS permission will be rejected. But if tomorrow government takes up a project and goes for land acquisition that particular owner will be compensated accordingly like others,” he stressed.

LRS rejected applicants will not be given permissions to construct a building in their lands. However, if anyone goes ahead with construction illegally then HMDA or Panchayat staff can raze on grounds of violation of rules. Meanwhile, HMDA officials appealed to public not to buy lands in unapproved lay-outs that don’t have LRS proceedings. “List of unapproved layouts is on the HMDA website, where one can clearly see the mandal, village and even survey number. District wise data is there for everyone to see and exercise caution while buying properties,” officials said.
