Approved layouts list soon on website

30,000 applications received so far.

Chennai: The housing department has finally decided to upload a list of approved layouts on its website. This move might give respite to the owners of unapproved plots who are waiting for approval from the Directorate of Town and Country Planning (DTCP). The decision to upload the data on permissions granted would help property owners to find out if their layouts are approved or not.

According to the government’s clemency scheme of regularisation of unapproved layouts and plots, any plot that is situated in an approved layout is eligible for approval. If a layout promoter failed to get approval from DTCP, individual plot owners could not apply for approval. The government should ease the process, S. Ram Prabhu, Secretary, Builder’s Association of India, said.

Meanwhile, in a recent department review meeting, the higher officials directed the DTCP to post the list of unapproved layouts that are now approved under the

scheme. This decision came following poor response from the plot owners. Merely, 30,000 applications were received seeking approval from DTCP against a total 14 lakh unapproved plots in the state, a housing department source said.
“Many individual plot owners applied and could not get their plot approved. This is due to the fact that we can only approve a plot that is located on an approved layout. If plot owners can check the list, they can apply for the plot immediately or contact the promoter, in case the layout has not approved”, a senior housing department official said.

The official added that of the total 30,000 applications received, 5,000 applications are in the final stage and approval would be given to 1,000 layouts in a few days. “After receiving applications, we will give in-principle approval and then intimation will be sent to the applicant. Then the promoter should pay penalty and charges, accordingly. Local body officials will inspect the layout before providing approval certificate if no violations found”, the official said.
