Telangana simplifies land transactions, sale

Many have faced difficulties as there was a lot of corruption in the mutation process as the concerned officials had to be bribed.

Hyderabad: Land buyers will no longer have to approach the municipal body (GHMC or HMDA) for mutation of properties with the Telangana government making land registration and mutation a single window affair.

At the time of registration, land buyers can pay the mutation fee at the stamps and registration department for transfer of immovable property by way of sale or gift.

However, in case of mortgage and lease deeds, there will be no fees and the registration and stamps department only has to share the records with the urban local bodies.

In the previous process, after a land or property was purchased, following the registration, the buyer had to approach the municipal body for mutation (transfer of property records and tax to his or her name).

Many have faced difficulties as there was a lot of corruption in the mutation process as the concerned officials had to be bribed. In several cases the change of name would take more than six months.

Special chief secretary Mr M.G. Gopal said, “The reform is to integrate the mutation process with registration through automatic update of land and municipal records during property registrations. All sub-registrars of the stamps and registrations department shall collect mutation fee at the time of registration and share the same with the concerned urban local bodies to automatically initiate mutation.

“The department will transfer the mutation fee to the respective local body.”
However, during transfer of land records, if there are unpaid property tax dues, the amount details will be conveyed by the local municipal body to the registration office and the buyer will have to clear the dues.
