ED Attaches Anil Ambani’s Mumbai House Worth Rs 3,716 cr

The 17-story property is located in the Pali Hill area of Mumbai

New Delhi: The Enforcement Directorate (ED) on Wednesday provisionally attached Reliance Group chairman Anil Ambani’s Mumbai residence ‘Abode’, valued at Rs 3,716.83 crore, under the Prevention of Money Laundering Act (PMLA) in connection with an alleged bank loan fraud case linked to Reliance Communications (RCOM).

The action comes a day before Ambani, 66, is scheduled to appear before the agency in New Delhi for a second round of questioning in the case.
According to the ED, the 66-metre-high, 17-storey property is located in the Pali Hill area of Mumbai. A portion of the property worth Rs 473.17 crore had earlier been attached in November 2025.
The agency said RCOM and its group companies had availed loans from domestic and foreign lenders with a total outstanding of Rs 40,185 crore.
The ED stated that investigations found the Pali Hill property was aggregated into RiseE Trust, described as a private family trust of Ambani’s family members. “This was done to make it appear as though Anil Ambani is not involved. The intended effect of this corporate restructuring was to ensure wealth preservation and resource generation by aggregation of the property in the RiseE Trust and shield it from the personal liabilities of Anil Ambani in the form of Personal Guarantees extended by him to lender banks against the loans sanctioned to RCOM,” the agency claimed.
It added that the property was intended to be “beneficially” used and owned by the family and not for the banks whose loans became non-performing assets (NPAs).
With the latest order, the total value of assets attached in the case stands at about Rs 15,700 crore. The ED recently constituted a special investigation team to probe multiple cases of alleged bank fraud and financial irregularities involving the Anil Dhirubhai Ambani Group (ADAG) following directions of the Supreme Court.
