Adani Group To Execute MHADA’s 143-Acre Redevelopment Project In Mumbai

The Adani Group’s selection as the lead agency follows a rigorous tendering process: MHADA

MUMBAI: The Maharashtra Housing and Area Development Authority (MHADA) on Friday unveiled the ambitious master plan for the redevelopment of Motilal Nagar in Goregaon, a massive 143-acre undertaking that is set to become India’s largest urban redevelopment project. The project is being executed under the Construction and Development Agency (C&DA) model by the Adani Group.

Sanjeev Jaiswal, IAS, Vice President and CEO of MHADA, presented the comprehensive roadmap for Motilal Nagar 1, 2, and 3. The project, which has been stalled for nearly two decades, aims to transform the 1960s-era colony into a modern township. “The Motilal Nagar Redevelopment Project is one of the most important and historic projects in MHADA’s journey. The State Government is committed to providing well-planned and quality housing to all citizens,” Mr. Jaiswal stated.

A statement from MHADA said that the Adani Group’s selection as the lead agency follows a rigorous tendering process. Beyond this Goregaon venture, the group is also currently implementing the high-profile Dharavi Redevelopment Project. That project, however, remains a flashpoint for political friction, facing sustained opposition from various political parties who have raised concerns over land use and beneficiary eligibility.

In Goregaon, the project is designed around the “5-minute city” concept, integrating schools, clinics, and 15 acres of green space within a walkable radius. The plan includes a historic provision for 3,702 eligible residential beneficiaries, who are slated to receive free rehabilitation units of approximately 1,600 sq. ft. each — a scale of rehabilitation unprecedented in Mumbai’s housing history. Additionally, 328 commercial occupants will receive 987 sq. ft. units, while 1,600 slum dwellers will be rehabilitated under SRA provisions.

Addressing the long-standing issues of the low-lying colony, Mr. Jaiswal noted that the redevelopment would tackle persistent waterlogging through modernised drainage and internal road networks. “The project aims to provide beneficiaries with spacious, well-equipped homes and to develop an ideal township with state-of-the-art amenities, thereby offering residents a safe, modern, and enhanced lifestyle,” he added.

MHADA, which has been granted Special Planning Authority status for this project, has set a seven-year target for completion. The finished township is expected to feature multi-level parking, solar energy utilisation, and smart security systems, with MHADA also set to receive a substantial stock of new housing as part of the agreement with the Adani Group.
