Hyderabad: RERA has ordered Kapstone Properties India, along with its associated parties, to refund two buyers — with interest — who were misled in a plot deal. The buyers had paid over Rs 22 lakh for plots in a project called Little Woods, which was later found to be registered under a different name, Whistling Meadows.

The associated parties denied involvement, but the authority found that they had earlier authorised Kapstone through a power of attorney. RERA ruled the companies jointly liable, citing unauthorised sale and lack of project registration.

In another case, RERA directed HarisPranava Builders to address key issues in their Pranava Elite residential project after residents filed complaints about poor construction and missing amenities.

The residents, represented by the Pranava Elite Association, said the builder had failed to deliver what was promised in the approved building plans. However, the builder denied all allegations, claiming that construction followed approved plans and that any complaints stemmed from internal disputes among residents.

Some residents’ claims were rejected due to lack of evidence, RERA found merit in others. The authority ordered the builder to fix water seepage and other identified issues.
