High-Rises Turn Hot Favourite for Developers in Hyderabad

According to developers, the unlimited Floor Space Index (FSI) that the government offers in Hyderabad appears to be the main attraction for developers in opting for high-rise buildings.

 Hyderabad: Hyderabad has seen a spurt in high-rise buildings, with developers lining up 40 per cent more projects in the erstwhile GHMC limits in 2025 compared to the previous year.

Authorities granted permissions for 103 high-rise buildings in the erstwhile Greater Hyderabad Municipal Corporation (GHMC) in 2025 compared to 64 in 2024. The number of high-rise permissions granted in the non-GHMC areas within Outer Ring Road by HMDA in 2025 stands at 94.

In its jurisdiction, the Hyderabad Metropolitan Development Authority (HMDA) approved a built-up area of 36 lakh square metres to 91 lakh square metres, translating into a three times growth.

According to developers, the unlimited Floor Space Index (FSI) that the government offers in Hyderabad appears to be the main attraction for developers in opting for high-rise buildings.

Areas such as Kokapet, Narsingi, Gandipet, and Tellapur, which were small villages on the outskirts of the city, have currently become top destinations for developers to build high-rise buildings. All these areas were outside the purview of the erstwhile GHMC, and building permits were approved by the HMDA.

While Kokapet flaunts the tallest project with 63 floors, a 60-floored, 58-floored, 57-floored and 55-floored buildings, Nanakramguda has a 62-floor structure and a 61-storied building. The preliminary approval was already granted for a 70-storied structure in Osman Nagar with three towers, which will be the tallest building in Hyderabad when its construction is completed. The tallest building in Mumbai is the 88-floored residential complex Palais Royale at Worli.

When asked about the development of the required infrastructure to support this growth, an official from the municipal administration and urban development (MA&UD) said they have already conducted a traffic assessment while granting permission for high-rise buildings.

“Based on the width of the road, the height of the building is decided. In addition to traffic load, infrastructure like drinking water, sewage is also in place,” the official said.
