AP Clarifies BPS-2025 Norms; March 11 Deadline for Applications
Applications can be submitted through a licensed technical person under the BPS.
Vijayawada:The Andhra Pradesh government has issued clarifications on the Building Penalisation Scheme (BPS)-2025, fixing March 11, 2026, as the last date for submission of applications.
In a statement issued by the Principal Secretary, municipal administration and urban development (MA&UD) department, the government said the Andhra Pradesh Regulation and Penalisation of Buildings Constructed Unauthorisedly and in Deviation to the Sanctioned Plan Rules, 2025 were notified through a government order issued on November 12, 2025.
The rules apply to existing buildings constructed after January 1, 1985, and before August 31, 2025. They are effective across all municipal corporations, municipalities, nagar panchayats and gram panchayats falling under urban development authorities, excluding the APCRDA capital city area and industrial area local authorities.
According to the clarification, the scheme covers buildings with total unauthorised constructions, deviations from sanctioned plans, unauthorised additional floors, and buildings originally permitted for residential use but later converted for commercial purposes.
Applications can be submitted through a licensed technical person under the BPS. Citizens are also permitted to apply directly through the official BPS portal (bps.ap.gov.in). The portal enables applicants to view the applicable penal charges and make payments online.
The government said the scheme aims to bring unauthorised constructions into the regulatory framework while ensuring transparency and ease of access for applicants.
