AP Cabinet Approves New Site For Oberoi Hotel In Tirupati

TIRUPATI: Andhra Pradesh government has formally cleared the path for Oberoi Group’s luxury hotel project in Tirupati.
Paving the way, the state Cabinet approved a land swap between the Tirumala Tirupati Devasthanams (TTD) and the Andhra Pradesh Tourism Authority (APTA). This shifts the location of the Oberoi hotel, whose earlier site near Alipiri had to be cancelled amid public criticism.
At its meeting on Wednesday, the AP cabinet approved the exchange of 24.68 acres of APTA land in Survey No. 604 at Peruru with 25 acres of TTD land in Survey No. 588A located in the same village.

The new site lies on the Alipiri–Cherlopalli road between Aravind Eye Hospital and TATA Cancer Institute.
The previous site allotted in January 2023 to the Oberoi Group under the name Mumtaz Hotels faced objections from Hindu groups, who argued that the hotel’s name and proximity to the temple town of Tirumala undermined the spiritual atmosphere of the area.
Following a change in government, the TTD trust board re-evaluated the earlier land allotment. In March 2025. The board passed a resolution cancelling the 35-acre land allocation to Mumtaz Hotels.
Subsequently, responding to a directive from Chief Minister N. Chandrababu Naidu, TTD identified an alternative location for the Oberoi Group by coordinating with the AP Tourism Authority for a mutually agreeable land exchange.
The cabinet’s approval has now formalised this arrangement, enabling the hospitality project to proceed at the new site.
