Illegal layouts mushrooming in Chittoor district; Notices served on developers

A majority of buyers are preferring to purchase open plots instead of flats/villas

Tirupati: Land-grabbers and realtors have set their eyes on large tracts of agricultural lands, cheaply available across various parts of Chittoor district, especially in Tirupati urban and rural limits. This is leading to the mushrooming of hundreds of unauthorised layouts.

Several agricultural lands are being converted into residential plots without approvals. The district administration, which identified 799 such layouts across the district, slapped notices on developers. Some of these include City Scapes, SRS developers, KK Reddy homes, GV and CB Reddy realtors.

These have largely come up in areas in and around Tirupati, Chittoor, Madanapalle, Piler, Punganur, Palamaner and Srikalahasti. Land developers are not sparing even large tracts of agricultural lands in rural mandals.

The development activities in Tirupati and other municipalities led to a growth in the real estate sector. A majority of buyers are preferring to purchase open plots instead of flats/villas.

Taking advantage of this, realtors are developing layouts without required permissions and selling them at discounted prices. Because of the cheap rates, more and more people, even retired employees, are lining up to “own” space in illegal layouts.

Most realtors are sparing no space for civic amenities like gardens, parks etc and the growth is happening in an unplanned manner. Taking a serious view of these, the district administration has formed district-level and divisional level committees to arrest the trend.

“A district-level committee, headed by ZP CEO, has been formed. This apart, three divisional-level committees were formed deployed in Tirupati, Chittoor and Madanapalle divisions to identify such layouts. Notices were slapped on the developers and the process is still on,” DPO Dasaradharami Reddy, told DC.

He said a stern action would be taken against these developers. If they fail to move out within the given time, legal action will follow. Stern action would be taken against any official found favouring those developing illegal layouts.

The official urged the public to properly verify documents pertaining to survey number, approved layout plan etc from development authorities, as also the clearance certificate and transfer letter of layout to the local body, besides town planning permission before they decide to purchase sites.
