Assigned land in demand in Andhra Pradesh new capital

Registrations of regular lands have drastically fallen

Hyderabad: Demand for assigned lands is growing in the capital region of AP as they are available at a cheaper rate of Rs 50 lakh to Rs 60 lakh per acre as against Rs 1.2 crore of patta lands.

Guntur district registrar K. Srinivasa Rao said, “We have come to know that people are buying assigned lands as they are available at relatively cheaper prices. They are striking sale agreements. We are not registering assigned lands that are in the prohibited list. Only those based on court judgments that are prior to 1920 are registered on case-to-case basis. We are rejecting others that are in the prohibited list.”

According to the land pooling package announced by the government, owners of assigned land will get 800 square yards of residential plots and 200 square yards of commercial plots in the developed capital area.

Y. Prakash Reddy, a realtor in Guntur, said, “Some of the assigned lands are also registered in the capital area. People are going for this as it would fetch almost the same amount of developed plot in the capital.”

Meanwhile, regular registrations have come down drastically in the capital area, particularly at the land pooling areas, as buyers have decided to buy plots once they are developed.

Mr Rao said, “Land registrations have come down drastically in Tadikonda and Mangalgiri areas. They have almost come down to three to four registrations per day.”
