Saket group’s Saket Engineers is constructing a villa project, Saket Swarna Villas, at its township at Kapra in Hyderabad. The premium project would have 42 villas. The plot sizes would vary from 198 sq yd to 341 sq yd. The built-up area would range from 2,370 sq ft to 3,500 sq ft.
The project is quoting a price of Rs 26,000 per sq yd and Rs 2,100 per sq ft as part of its pre-launch offer. A villa on 198 sq yd with a built-up area of 2,192 sq ft would cost Rs 97.5 lakh. For amenities, add another Rs four lakh taking the villa cost to Rs 1.01 crore. The corpus fund would be Rs 50,000 and first year maintenance is pegged at Rs 54,000. The project construction is underway and would take a year to conclude.
On the specifications front, the main doorframe would be teak wood while the inside doorframes would be constructed with hardwood. The units would have smooth finish inside and weather shield paint on the outside.
“The project is part of our township, which already has seen multiple projects, both apartments and individual houses and an active adult retirement project- Pranam. Kapra is a favourite location close to the city. In addition, it has a lot of greenery,” claims Ravi Kumar, director, Saket group.
The location of the project is the key. It has educational institutions, hospitals, commercial streets, leisure and recreational facilities. The Outer Ring Road connects some nearby villages and therefore reduces travel time to a great extent. There are also a number of small and medium enterprises across segments in neighbouring areas, he points out. The group says they have been around for more than 25 years offering housing and engineering solutions. It has delivered more than 850 custom-designed homes and villas and is working to add 750 more families in apartments and adult retirement homes. The company has also done recreational and commercial projects. Among others on its list is Sriyam, the first 25-floor apartment project in Hyderabad.
