Government offer 1,000 square yards in return for an acre

Annuity of Rs 25,000 per year, stamp duty waiver

Hyderabad: Andhra Pradesh government has tentatively proposed to offer 1,000 square yards against one acre they surrender to the government for the new capital city under the land pooling system.

“The 1,000 square yards is only a tentative figure, which may be increased by another 100 or 200 more square yards after discussion with the farmers. The cost of this developed plot would be at least three times more than what the farmers would get if they sell one acre land,” said information technology minister and member of Cabinet sub-committee on land pooling Palle Raghunath Reddy.

Those holding assigned lands will get even lesser share of land, as assigned lands have been given to the farmers by the successive governments.

The Cabinet sub-committee on land pooling will tour Krishna and Guntur districts, mainly the areas between Vijayawada and Guntur, on October 17, 18 and 19 to identify lands for construction of capital city and also interact with the farmers and explain the benefits of land pooling.

If they do not do so, the government will be forced to consider the option of land acquisition.

“McKinsey has been asked to prepare a beautiful design for construction of capital city. It has also been asked to bring the list of world-famous architects, builders, designers, who have build and designed capital cities and other cities,” Mr Reddy said.

Earlier, Chief Minister N. Chandrababu Naidu had said phase I of the capital would require 30,000 acres, which will be split into zones. Half the land procured will be utilised for common assets and the remaining half will be shared between the land owner and the government. The same policy will be followed in phase-II and III.

As part of the land pooling scheme, the government will reconstitute land, develop infrastructure and hand over possession of the developed plots to the land owners within two-and-half years.

In addition, it is also proposed to provide an annuity of Rs 25,000 per annum per acre to farmers, who surrender land and also waive off stamp duty, registration fees, and Nala conversion charges, if they purchase any other land in the state.

Contest to scout the best designers for AP capital

Chief Minister N. Chandrababu Naidu said a design competition will be held to select globally reputed concept planners for the capital city. A project management consultant will also be appointed for the city.

About 10 to 12 of the world’s best town planners and concept designers from different countries will be invited to help AP design its capital. Based on these designs and concepts, the top three designers, selected from the competition, will design the capital city, which will come up between Vijayawada and Guntur, under VGTMUDA.
