The building collapse has prompted buyers to keep tabs on the intricacies of construction
Chennai:Home buyers have become extremely cautious post the Mowlivakkam disaster, say CMDA officials and developers. But the situation has not stalled the sale of flats. The building collapse two months ago which left 61 dead has prompted buyers to keep tabs on the intricacies of construction activity in the buildings they have invested on.
CMDA officials say that buyers even ask for soil tests, which was reported in the media to be one of the causes that lead to the disaster. An official said, “In spite of the technicality of a soil test, buyers are insisting to see one to keep themselves safe and informed.”
Experts say that this is a good change and buyers need to be more vigilant. N Nandakumar, president of Credai says, “Buyers are asking a lot of questions, many pertaining to things they do not understand. Things like soil test, foundation details and structural stability are being asked.”
It is natural for people to ask and developers are replying to the queries, says Radhakrishnan, ex-president of the Builders Association of India. “But the sale of flats or booking has not been affected.
It was slightly less for the first fifteen days but now the situation is the same as it was before the Mowlivakkam building collapse,” he says. Salamanul Faris, a resident of Perungudi who is looking for flats in the city says, “Post the incident I am thinking twice before selecting a flat. Though the building insurance keeps the buyer safe, with a precedent like the Mowlivakkam mishap, it is better to go through all records carefully.”
