Almost 15 years ago when the Hitec City was promoted, the West Zone of the Greater Hyderabad Municipal Corporation (GHMC) started witnessing an unprecedented transformation. Despite having high-rise buildings and gated communities, it lacks grid roads, sewerage and drinking water facilities, among others.

Most of the residents of Cyberabad are non-natives. A significant number of techies from other parts of the country are buying houses in this area as they wouldn’t get such good houses in their hometowns at an affordable cost.

Mr S. Rajesh Kumar from Bihar, who purchased a 2BHK in Camelot Layout, said, “Initially, when I decided to buy a house, I thought of buying it in my hometown. But then the education facilities here are great and it is close to my office. When I purchased the home, the road was in a worse condition. The sewage often leaks, but I am hopeful that this is a short-term issue and will not be a problem in the coming years.”

“Maximum employment happens in the West Zone. Apart from the proximity to the workplace and the airport, a lot of people compare the prices with other metro cities. In our city the end-users market is heavy, where demand comes from the purchaser unlike in Bengaluru or other cities,” said Mr C.

Shekar Reddy, former national president of Credai, a builders association of India which provides housing. A lot of NRIs purchase houses in this area and lease them out.

Experts suggest that since there is a lot of land available in the West Zone, more development will take place. With T-Hub2 and Image Tower, lakhs of people will be added to this zone. In such scenario laying grid roads will further boost the activity.

“Several roads have come up in the IT area increasing connectivity, because of which realty continues to flourish in this zone. But the smart city status can be achieved only when infrastructure is put in place. Without proper layouts, a master plan and connecting infrastructure, just by allowing private development will make it difficult to achieve the smart city status”, said Mr Reddy
