The CBI, in its investigations, found that plots were sold to VIPs without any formal requests. Around 37 villa plot buyers, including top industrialist, admitted to having paid excess amounts and gave evidence against the accused in the Emaar scam. Around 31 villa plots were sold by ETHPL and Emaar MGF at Rs 5,000 though the market rate is higher. Among the VIPs who got the plots are K.V.P. Ramachandra Rao’s relative K. Ramadevi, K. Raghurama, Krishna Raju, minister Galla Aruna’s relative Galla Padmavati, and V. Chamundeswarinath.
Before the induction of Emaar MGF, from 2005 to 2006, Stylish Holmes sold 25 villa plots to VIPs and celebrites like former PCC president D. Srinivas, film producer Chalasani Aswini Dutt’s daughter Swapna Dutt, actor G. Mahesh Babu and his wife Namrata. Interestingly, even after executing the development agreement in November 2006, Stylish Holmes continued to book villa plots. Around 37 VIPs, including actor Ram Charan Tej, J. Geeta Reddy and Y.S. Vidya Reddy, bought the plots from 2006 to 2008.
These buyers paid the first and second installments in favour of EHTPL. The third and final installment that accounted for about 85 per cent of the sale consideration was paid to Emaar MGH.
