Realty business comes to a standstill

Naidu’s statement on forcible takeover of land makes farmers jittery

Guntur: The hectic activity of realtors and land purchasers in the riverfront villages of the Guntur district has been stopped and rates of farm lands are gradually decreasing for the past few days.

The AP state government orders of canceling the powers of the village panchayats of issuing permission to buildings is curbing realtors and investors from purchase lands. Earlier, realtors and investors have purchased land for Rs 1 crore to Rs 2.5 crore per acre according to the area and now they are worried about the future of the purchased land.

The government has planned to acquire 25,000 acres of land in the first phase to construct secretariat and other administrative buildings. Hence, the Guntur district administration has conducted surveys four times and further they are going to conduct a fresh survey soon in the riverfront villages. Chief Minister N. Chandrababu Naidu’s statement about collecting lands forcibly from farmers on the rejection of land pooling system has further increased fear among the public of riverfront villages.

Residents of Harischandrapuram, D. Tirupati Swamy and others were saddened that all riverfront villages would disappear due to the plan of government of acquiring lands in two kilometers radius from the Krishna river. They added that no purchaser has been coming to their villages for the past seven days despite several farmers being ready to sell their lands for suitable prices to get rid of new capital land acquisition.

A realtor, S. Purna, said that the CM’s statement of snatching lands for capital has stopped land sale and purchase activities. He said that nearly Rs 100 crore to Rs 150 crore worth land purchase/sales transactions were carried in the last month and added that people who have sold their lands in the capital boom were lucky. He said that the present slump would continue till announcement of a clear land acquisition plan by the government.

A farmer of Venkatapalem village of Tullur mandal, Namala Nageswara Rao, said that earlier nearly 100 cars used to visit their village seeking lands but now-a-days not a single vehicle is visible in view of the CM’s fresh statement about forcible land acquisition.
